Home Equity Line of Credit HELOC from Bank of America

It’s the current market value of your home minus the amount you owe your mortgage lender. Longer-term HELOCs, such as 30 years, often come with a lower interest rate, while shorter-term HELOCs, such as 15 years, often come with a higher interest rate. After all of your financial paperwork is submitted, the final step is to close on the loan, which can take anywhere from 30 to 60 days depending on the lender. The current average interest rate for a HELOC is 7.93%, according to Bankrate, CNET's sister site.

The resources below also serve as a starting point for learning about how home equity works and when a HELOC is a good option. When you borrow from a home equity line of credit, there is no payback schedule. At the minimum, you only need to make monthly interest payments against the outstanding line of credit balance.

When that window closes, you’ll have to make full principal and interest payments. By contrast Helocs aren’t designed to let you borrow money forever. Instead you are permitted to borrow during what is known as the “draw period,” which usually lasts for 10 years. During the draw period you make monthly payments to the bank to cover interest on whatever you have borrowed, but you don’t need to pay the principal. They may then continue this cycle as long as their home's value continues to rise. During the financial crisis when home values plummeted, many borrowers who used this method found their homes in foreclosure.

Then you’ll receive a revolving line of credit available for a set period of time, known as the draw period. Bethpage offers the unique option to convert some or all of a variable-rate HELOC to a fixed-rate loan without a fee. With this option, you can choose between five-, 10- and 20- year repayment terms. Once approved, the lender sets interest, repayments, and other terms for the line of credit. Then, to provide access to the funds, some lines of credit may allow the borrower to write checks, while others include a type of credit card. The terms of every HELOC vary but they most commonly have a draw period of 10 years and a repayment period of around 15 years. During the draw period, borrowers have the option to use up to their credit line limit on their HELOC and make minimal interest-only payments.

Once in place, however, you can then use the line of credit to cover your spending whenever you need extra cash until you’ve borrowed the maximum. During the repayment period, the borrower must repay the outstanding balance of both the principal amount and the interest. For most lines of credit, you can take out money repeatedly as long as you are able to repay the amount you borrowed, since this replenishes the amount set in the credit limit. Let's say a borrower in 2010 had a mortgage balance of $100,000 on a $200,000 home. Bank of America’s HELOC has a minimum credit line amount of $25,000. HELOCs have a 10-year draw period and a 20-year repayment period.

This is different from home equity loans, which usually carry a fixed interest rate. Unlike HELOCs, Discover Home Equity Loans come with $0 in closing costs and no additional fees, so borrowers don’t have to bring any cash to their closing. Lenders usually want to see at least a 620 credit score or higher. You can be denied for a HELOC if you don't have a high enough credit score or income. You can also be denied if you don't have enough equity built up in your home. Have low monthly payments, but a large lump-sum balloon payment due at the end of the loan term. If you can’t make the balloon payment or refinance, you face foreclosure and the loss of your home. Because a HELOC is a line of credit, you make payments only on the amount you actually borrow, not the full amount available.

A business LOC is functionally the same as that of a personal LOC. However, it may have higher credit limits and are targeted specifically for businesses. With an unsecured LOC, no assets of the borrower are subject to liquidation or seizure upon default. Very few lenders will let you borrow the total amount of your home equity. Generally, they issue HELOCs equivalent to around 60% to 85% of the home’s equity.

Most lenders will allow a well-qualified borrower to access up to 85% of their home's equity through HELOCs and home equity loans. If your home value continues to rise, you can continue to take out multiple HELOCs and home equity loans. All loans are subject to approval, and your APR will depend on your credit score, loan amount, work history, monthly income and monthly debts, property value and location. Bank of America does not disclose a minimum credit score requirement, but based on historical data, borrowers will likely need a credit score in the mid-600 range. HELOCs may be a better alternative than a credit card, or personal loan, as rates tend to be lower , and interest paid may be tax deductible. Keep in mind, as you pay down your original loan, you may be able to make additional draws within your approved line of credit. That means you could have multiple fixed rate loans open at the same time. But the interest rate on your initial draw won’t change; just on any subsequent draws you make. As with any credit application, borrowers must provide the lender with documents that can establish a record of their earnings and a history of their timely payments.

Indicators like inflation, as well as market supply and demand can also impact rates. Average HELOC rates are also based partially on the prime rate reported by The Wall Street Journal. The prime rate is the rate at which the 30 largest banks lend money to their most creditworthy customers. For example, HELOCs are good for home improvement projects that could potentially take years or higher education expenses like tuition.

Most lenders require a combinedloan-to-value ratio of 85 percent or less, a credit score of 620 or higher and a debt-to-income ratio below 43 percent to approve you for a home equity line of credit. There’s a fixed interest rate, which means the payments won’t change over the life of the loan unless you make additional draws. If you qualify for the entire 1.375 percent discount on your interest rate, you’ll save a lot over the life of your loan.
